Item locking, autosave, and a timer - not sure where

I am replacing my older ASP/VB checklist application. It functioned to
allow engineers to create checklists for production to follow and update
(sign-off) items as they went. They would edit the item and then close
it. Or you could simply view the item.

Features that I need to replecate (don't care if it is a list or
document)

1. locking - item must lock. duplicate editing will NOT do 2.
item must autosave during edit - some engineers hunt and peck VERY
slowly and it is devistating when they loose a bunch of work building
their checklists 3. Must be a way to destroy lock after x number of
minutes 4. must be a way to destroy lock on demand (person left open,
computer died, etc)

anyone have any ideas? I am not sure where to start.

FYI - checklists are quite simple

__record value one here __

The tech simply initials and or puts "ip" so one might see this:

_krj_check this
_ip/krj_run this
__record value one here __


There might even be a simple table or two.
