Document Property not available when trying to add content controls

I am trying to add content controls to a Word doc template in my Sharepoint
site. When I go to Insert | Quickparts the Document Property option is grayed
out. Does anyone know to enable this option so that I can add content controls
to my template?

Follow these steps.

1. Create a document  using the existing template  in the document library.

2. Save the new document to the document library, but keep it open.
(Quickparts are only available in documents opened from the document library)

3. Add the quickparts you want to the document.

4. Save the document as Template.docx to your My documents folder of your
desktop.

5. Open the document library in Windows Explorer view

6. Drag the new template.docx to the forms folder in the library

7. Use the advanced settings of the library to change the template from
template.doc to template.docx.

When you create a new document from the library it will now have the quickparts
already available.
